What We Will Do For You

What You Need To Do

Signing the Contract
  • If you have not already signed the contract we are happy to provide you with advice on the contract.
  • Once we receive the signed contract we will forward to you our initial correspondence outlining the critical dates and other important information about the contract.We will also send you a short questionnaire to complete and return.
  • Once you are happy with the contact, sign it and arrange for the agent to send the contract to us once signed by the seller.
  • Read our correspondence, complete and return the questionnaire.
  • Arrange insurance for the property.
  • Make sure that you are going to be easily contactable .
Finance Approval

Upon receipt of your instructions we will notify the seller’s solicitor regarding the outcome of your finance application by 5pm on the finance approval date.

You must take all reasonable steps to obtain an approval of finance.  On or before 5pm on the finance approval date you will need to advise us that:

(a) Your finance has been approved and you are satisfied with all terms of the approval;

(b) Your finance has been declined, or your finance has been approved but you are not satisfied with the terms and wish to terminate the contract; or

(c) You need to request an extension of time as you have not yet been able to obtain an approval.

Once your finance has been approved you need to ensure that your mortgage documents are signed and returned to your bank/broker promptly.  You need to provide our details to your financier when returning your mortgage documents.

Building & Pest Inspection

Upon receipt of your instructions we will notify the seller’s solicitor regarding the outcome of your building and pest inspection and attend to negotiations on your behalf, if necessary.

You must arrange for the Building and Pest Inspection to be carried out on the property as soon as possible.  On or before 5pm on the building and pest inspection date you will need to advise us that:

(a) You are satisfied with the results of the inspection and wish to proceed;

(b) You are not satisfied with the results of the inspection and you either wish to terminate the contract or negotiate with the seller a price reduction or an agreement for certain works to be completed by them before the settlement date; or

( c ) You need to request an extension of time as you have not been able to arrange the inspection.

When the Contract is Unconditional
  • Once the contract becomes unconditional we will order searches of the property and advise you as to the results of the searches where necessary.
  • We will send you correspondence outlining all funds that we will require for settlement, as well as a copy of the registered plan and Office of State Revenue documents for signing by you.
  • We will lodge a Priority Notice on your behalf with the Land Titles Office to protect from registration of any other encumbrances on the title.
  • We will prepare transfer documents and send to the seller’s solicitor for signing by the seller.
  • You need to review the plan to confirm that the property being transferred is the property that you are purchasing.
  • You must sign the Office of State Revenue forms and return to our office as soon as possible prior to settlement.
Before Settlement
  • We will attend to stamping of the contract and transfer documents.
  • We will prepare draft settlement figures and send to the seller’s solicitor.
  • We will book in a time for settlement with your bank and the seller’s solicitor.

If you are providing any funds towards settlement you will need to arrange a telegraphic transfer (at least one business day before settlement) or provide us with a bank cheque (at least 4 business days prior to settlement).

On the Settlement Date
  • We will conduct a final title search to verify that no further encumbrances have been lodged over the property.
  • Verify cheque figures provided by the seller’s solicitor and arrange for cheques to be drawn in readiness for settlement.
  • Attend settlement on your behalf.
  • Advise you and the agent that settlement has been completed.
  • Conduct your pre-settlement inspection of the property and advise us if there are any issues.
  • Sit back and wait for our confirmation that settlement has been completed.
  • Collect the keys and enjoy!
After Settlement
  • Attend to registration of the transfer if necessary (if you have obtained finance for the purchase then your financier will attend to this).
  • Prepare our final correspondence and forward to you.
