What We Will Do For You

What You Need To Do

Signing the Contract
  • If you have not already signed the contract we are happy to provide you with advice.
  • Once we receive the signed contract we will forward to you our initial correspondence outlining the critical dates and other important information about the contract.We will also send you a short questionnaire to complete and return.
  • Once you are happy with the contract, sign it and arrange for the agent to send the contract to us.
  • Read our correspondence, complete and return the questionnaire.
  • Contact your bank to arrange for the release of the bank’s mortgage.
  • Make sure that you are going to be easily contactable.
Condition Dates
We will monitor all dates as they fall due and either advise you that they are satisfied or seek further instructions from you regarding extensions, or termination if required.  
When the Contract is Unconditional
We will send you transfer documents for signing, once same are received by us from the buyer’s solicitor.

You need to sign the transfer documents and return to us as soon as possible.

Before Settlement
  • We will book in a time for settlement with your bank and the buyer’s solicitor.
  • We will confirm the exact amount payable to you.
  • You need to remove all of your belongings from the property before settlement.
  • Make sure that the agent (or us if there is no agent) has a set of keys to hand to the buyer once settlement has been completed.
On the Settlement Date
  • Provide cheque directions to the buyer’s solicitor.
  • Attend settlement on your behalf, attend to payout of your mortgage, if applicable, and collect your money.
  • Advise you and the agent that settlement has been completed.
  • Deposit your money into your account.
  • Attend to payment of the agent’s commission.

Sit back and wait for our confirmation that settlement has been completed.

After Settlement

We will send you a letter confirming all matters are finalised and give you a written record of the amount paid at settlement.

  • Collect balance deposit monies from the agent, if applicable.
  • Cancel your insurance.
